Run our proven media buying process across every client account — so leads are predictable, scalable, and efficient.

Generate Listings has a tested, repeatable system for generating seller appointments and listings via Facebook ads. We don't need someone to reinvent it — we need a disciplined operator who can execute it at scale and optimise within it.

What this role looks like day-to-day

You're in Meta Ads Manager every day — loading new creative batches from our design team, monitoring CPL and lead-to-appointment rates across active client accounts, prioritising Red Zone accounts using proven frameworks, and pre-emptively testing new concepts at low spend inside our beta test accounts before rolling winners out. You're not chasing every shiny new tactic. You're keeping a proven machine running, and making it sharper.

Where You'll Spend Your Time

The 80/20: execution and optimisation of campaigns that are already working.

Your time will be allocated across five clearly defined areas — with the bulk of it on getting creative loaded correctly and keeping CPL within target.

40% · Campaign Execution & Ad Loading

Get ads loaded, structured, and ready before they're needed.

Outcome: Every client account fully loaded with tested creatives, structured to our standards.

  • Execute initial ad account setup and onboarding using pre-approved creatives.
  • Load and schedule new creative batches as they're produced by the design team.
  • Maintain organised ad structures — one ad per ad set for GL campaigns; CBO for client accounts.
  • Follow the standard budget allocation process. No unnecessary scaling on accounts that haven't earned it.
30% · Campaign Optimisation

Keep CPL and conversion rates in target range across every account.

Outcome: Profitable CPL and lead-to-booking percentage on every active campaign.

  • Monitor CPL and lead-to-booking % daily; adjust budgets and pause underperformers.
  • Pre-emptively test new concepts at low spend inside beta test accounts only.
  • Keep proven accounts stable. New concepts get tested without disrupting performance.
  • Prioritise Red Zone accounts using existing frameworks — not experimental strategies.
  • Cycle proven creatives back into circulation after a rest period.
15% · Data & Performance Tracking

Keep accounts organised, decisions data-backed, and ad spend paced correctly.

Outcome: Every optimisation decision traces back to clean data.

  • Check the client performance spreadsheet (CPS) daily to triage accounts.
  • Review CPL, appointment conversion rates, and lead engagement trends in Sheets and ClickUp.
  • Work with client success to collect feedback on appraisals booked and listings won.
  • Pace ad spend across each client's contracted budget period — never over, unless it's a flagged exception.
10% · Testing & Experimentation

Validate new concepts in beta before rolling them to live client accounts.

Outcome: Only proven concepts make it into client campaigns.

  • Use beta test accounts to evaluate new creatives, angles, and messaging.
  • Test at least two new creative variations per week for client accounts.
  • Provide data-backed feedback on top-performing creatives to the design team.
  • Run structured A/B tests (landing page vs. Lead Form, etc.) using a controlled approach.
5% · Generate Listings' Internal Campaigns

Run the campaigns that bring agents to us — with advanced attribution.

Outcome: Optimised internal acquisition funnels for Generate Listings itself.

  • Manage VSL funnel campaigns, tracking cost per qualified booked call via Hyros offline conversion tracking.
  • Ensure proper CAPI tracking for conversion-based opt-in pages.
  • Work with the tech team to maintain 100% accurate pixel data, Hyros tracking, and Close CRM data.

What We Need From You

The non-negotiables — plus the skills that earn you bonus points.

Must-Haves Required

  • 2+ years hands-on executing and optimising Facebook (Meta) Ads.
  • Strong grasp of local lead generation — Lead Forms, Messenger ads (ManyChat), and website conversion campaigns.
  • Experience with both ABO (for spend control) and CBO (for smaller-budget accounts) campaign structures.
  • Process discipline — you follow frameworks, you don't reinvent them under pressure.
  • Proficient with data analysis: CPL, conversion rates, and budget pacing decisions.
  • Organised across Google Sheets, ClickUp, and Slack — naming conventions matter to you.
  • Clear communicator with designers, copywriters, and the client success team.

Bonus Points Preferred

  • Experience running Google Ads and YouTube Ads for lead generation.
  • Familiarity with Hyros offline conversion tracking.
  • UTM tracking and event tracking via CAPI.
  • Worked with AI systems for lead follow-up (or interest in implementing them).
  • Experience inside real estate or local service business ad accounts.
  • Comfortable building and maintaining tracking spreadsheets and reports.
